The resort’s second-quarter operating revenues were reported at $16.8 million, with an occupancy rate of only 35% and an average daily rate (ADR) of $260 per night. President Gregory Anderson, who is set to take over as Allegiant’s CEO, highlighted the need to address these issues promptly in order to improve the resort’s financial performance.

To address the challenges facing the Sunseeker Resort, Allegiant has enlisted the services of hospitality asset management firm Prospect Hotel Advisors to conduct a strategic review of the property. This review aims to identify potential opportunities for improvement and to develop a plan to enhance the resort’s financial viability. By leveraging Prospect’s expertise in positioning and selling resort properties, Allegiant hopes to benefit from their proven track record in the hospitality industry.

Obstacles Faced

Despite being launched as Allegiant’s flagship hotel venture in December, the Sunseeker Resort Charlotte Harbor has encountered numerous obstacles since its inception. Originally announced in 2017 and commenced construction in 2019, the project faced delays due to various challenges, including the COVID-19 pandemic and the impact of Hurricane Ian in 2022. These unforeseen circumstances significantly extended the construction timeline and added to the resort’s financial burden.
